These Terms & Conditions govern your use of this website. This site and its communities — Country Oaks Mobile Home Park, Vasseur Avenue Mobile Home Park, and Ferne Cliff Mobile Home Community in Paducah, KY — are operated by Roloff Real Estate LLC (“we,” “us,” or “our”), doing business as Paducah Mobile Home Communities. By using this site, you agree to these terms.
This website is provided for general information about our communities and to let you check our residency standards and submit a rental application. The information here is offered in good faith but without warranties of any kind. Availability, rents, and policies can change, and nothing on this site is an offer, a contract, or a guarantee of housing. Do not use this site for any unlawful purpose or in a way that could damage or impair it.
Every adult 18 or older who will live in the home submits a separate application and pays a $65 application fee. The fee is collected before screening and is non-refundable if you are denied or withdraw. Submitting an application is not a guarantee of approval; we evaluate every applicant against our published standards, applied the same way to everyone, and aim to return a decision within 3 business days of a completed application and fee. If you provide your mobile number and opt in — by checking the optional consent box on our rental application form, or by calling or texting one of our community numbers and asking us to reply by text — you agree to receive text messages from Paducah Mobile Home Communities related to your inquiry, application, and tenancy (for example, application confirmations and status updates, replies to your questions, and rent or maintenance notices).
The content, layout, and branding on this site belong to Roloff Real Estate LLCor are used with permission. You may view and print pages for your personal, non-commercial use in connection with applying to or living in one of our communities.
We may update these terms from time to time; the “Last updated” date above will change when we do. These terms are governed by the laws of the Commonwealth of Kentucky, without regard to its conflict-of-laws rules.
