Meet all of the following and you are in good shape to apply.
A separate application for every adult
Every adult 18 or older who will live in the home must submit their own application, pay their own $65 fee, and pass their own background check.
Income of at least 3x the monthly rent
Gross household income must be at least three times the monthly rent, verified with pay stubs or bank statements (two years of tax returns if you are self-employed).
At least 6 months at your current job
We look for a minimum of six months of employment at your current job to verify stable income.
Credit score of 600 or higher
A credit score of 600 or higher is required to qualify. Scores between 550 and 599 are considered on a case-by-case basis (see owner review). A score below 550 is an automatic denial.
Positive landlord references (last 5 years)
We ask for positive references from all of your landlords over the past five years.
Non-smoking household
Our homes and communities are for non-smokers only.
Occupancy within limits
Occupancy is limited to a maximum of two people per bedroom.
The exact income figure depends on the rent for the specific home or lot you are interested in. Contact the office to confirm the amount for that home.
If either of these applies to you, the application will be denied and the $65 fee is non-refundable. Please do not apply.
Credit score below 550
A credit score below 550 is an automatic denial with no exceptions.
Any eviction, ever
Any eviction on record — even a filing that was later dismissed — is an automatic denial with no exceptions.
These do not automatically disqualify you. Ownership reviews each of these individually before making a decision.
Credit score 550–599
Applicants with a credit score between 550 and 599 are reviewed individually by ownership before a decision is made.
Criminal background
Criminal history is reviewed individually and case-by-case, consistent with Fair Housing guidance. There is no blanket ban; the nature, severity, and recency of an offense are weighed together.

We aim to return a decision within three business days of receiving a completed application and fee.

Any denial comes with an Adverse Action Notice that names RentPrep as the screening company and explains your rights.
